Reasons to list your home in the winter

According to local real estate web sites, active listings decrease as much as 30% (or more) during the holiday and winter time.  There are several reasons to pull a listing until spring, but there are more reasons to keep it on the market.

Active listings decrease, so that means less competition from other sellers.  If you live in a subdivision where there are 5 homes for sale just like yours and 2 of those decided to take the winter off, wouldn't that be great?  Keep your home listed! 

Buyers looking in the winter are serious buyers.  Not many buyers will tromp around in 2 feet of snow and sub-zero windchill just for the fun of it.  People looking in the middle of winter are planning to purchase.  And many potential relocation clients make visits at the beginning of the year for a spring or summer move.  Keep your home listed!

The first-time homebuyer tax credit deadline is April 30.  If you wait until spring to list or re-list your home, you will miss out on these buyers.  I have many first-timers that complain that there is not enough inventory.  Keep your home listed!

So put an extra boot tray in the foyer, turn on all the lights, bake some cookies for your home's future owner, and keep your home listed!
