How would you like to know a few secrets about the Real Estate Industry from an insider? You will get to read them after this brief introduction to David Moe. David Moe is probably one of the most productive Realtors you haven't heard of. The reason for this is that he doesn't spend his time marketing himself. He spends his time and money servicing the needs of his clients. David can back up this claim simply by showing you his home sales record. David has been in Real Estate since November of 1989. Since then he has sold over 700 homes totalling over $10,000,000 in sales! Considering the ups and downs associated with the Real Estate Industry, David considers this feat to be a testament to his diligence, service mentality, and marketing ability. Now here are a couple of secrets that David Moe thinks you should know about the Real Estate business before deciding on a Realtor. Do other Realtors volunteer this valuable information?
SECRET #1: THE STYLE OF ADVERTISING
Most people don’t realize that every ad that a Realtor runs for home they have listed is also an ad for the Realtor. The Realtor hopes to get calls on the ad and, if the home in the ad isn’t right for that buyer, end up with a buyer to work with to sell other homes. Don’t get me wrong, they want to sell the advertised home because it is their listing. The odds of selling a home off of an “ad call” are pretty slim, though. The secret that I think you should know is what’s called a ”blind ad”. A blind ad is one that advertises vaguely about the home. Usually there is not an address or a price. This vagueness is designed to generate more calls for the Realtor, not the home being advertised. As a buyer you probably have been frustrated by these ads. You probably don’t call, thinking that it is probably priced too high or in a bad location. Or, if you do call, it is in the wrong price range or location. David Moe always advertises the price and address of his listings. By doing this the buyers can drive by the home, grab a brochure from off of the for sale sign, and prequalify the home based on its location, amenities, and price. Believe me, this is much more effective advertising for the home, not the Realtor. After all, you are listing with a Realtor that should be running ads to generate buyers for your home, not for the Realtor to work with in selling other homes! It is this attitude that has helped me be so consistently successful at getting my listings sold.
SECRET#2: REAL ESTATE "TEAMS"
Many Realtors now have joined up and formed Real Estate "Teams." Like there are good and bad single Realtors, there are also good and bad Teams. The secret I want to share with you is that many of these Teams have really stemmed from one Realtor that has built up such a good business that they can't handle all of it on their own. Hence, they hire assistants, new Realtors, or less productive Realtors to help them out. The component that you should be leery about is that you started out thinking that you were hiring an experienced successful Realtor and you end up realizing that the person doing all of the work is someone with little or no experience. Lots of things can go wrong in a Real Estate transaction and having an experienced Realtor handle all of the details can be extremely valuable. Don't get me wrong, there are many good "Teams" out there, but why take the gamble that you are choosing one that will have a rookie or a less experienced Realtor handling your transaction when you can be sure that you are getting the productive and experienced one? David Moe does not hire any assistants or have anyone else checking up on all of the details for his home sales. ARE YOU A HOME SELLER?
David is unique in that he will let you choose which commission/services program fits your needs. Basically, he will match and quite often beat pretty much any other Realtor's commission coupled with the services provided. This includes the "discounters" and the big name brokers. If you want a lower commission and fewer services he'll do that. If you want more services and a higher commission, then he'll do that. Either way he'll match or beat almost any other Realtor's offer. By Minnesota State Law all Real Estate commissions are negotiable. David will tell you up front when and where your home will be advertised and, if requested, he will put all of his marketing promises in writing.
