I dont know how common this is but I ran across this and it caused a sale to fall through.

The prior listing agent had put a short sale into a Trust. The sellers didnt have any idea what this involved but were told it would keep the home out of forclosure longer. Title work was not pulled right away(now I will do this) and when a PA was submitted  the trust showed up. The buyers were FHA, the title had not seasoned for 90 days required for FHA and thus could not close. We were at the end of the redemption so our time ran out.
