Do your New Year’s resolutions include losing a few pounds? The health clubs are always full in January and February for those who have resolved to become more physically fit in the new year.
People are increasingly conscientious about becoming financially fit by reducing the amount of their consumption. Some celebrated the Season of Reason by making a concerted effort to not overspend and bring more unnecessary items into their homes. Many have decided that more is less and are eliminating clutter by either throwing or donating.
As realtors, we recommend adding a resolution for home improvement. While we can no longer count on a return on our investment, it is imperative to keep your home “in shape”. Avoiding home maintenance in the short run can mean costly repairs in the long run. And when it’s time to sell delayed maintenance will mean a lower sale price. Sellers exclaim, “The Jones sold their home for $40,000 more than you’re telling me that my home is worth and it is the same floorplan!”
“Well,“ we calmly reply, “the Jones painted the exterior, installed new windows and a garage door, refinished their hardwood floors, replaced all of the brass fixtures in the home and have a new furnace.” Under our breath we might add, “And their home is clean.”
A couple that we know when purchasing their home remarked that they budget a certain amount every year for home improvement projects. Smart people!
When children househunt with their parents, they choose the vacant homes because they can run around wildly or they choose the home with the most toys. Adults aren’t that much different. Typically, the males look for the biggest garage and the mancave. Stereotypically, the women like the kitchen and laundry room with the best toys.
Very often, the home with the best bones doesn’t win. The home painted and decorated Pottery Barn style even with cheap construction….does. However, if the home with the good bones is well decorated and updated, waa laa! Sold – especially if the location is prime and the price is reasonable! Because what are the three most important words in real estate? LOCATION, CONDITION, PRICE. And price cures location and condition.
Why not resolve to keep your home physically fit this year? Shape up that all important curb appeal!
