The Challenge of finding a decent affordable foreclosure property in Jan 2012

You'd think having a cash buyer for a $100K bank owned property, one that even needs substantial work would be a slam dunk-not so! Spent the better part of this week with client referrals wanting to buy a home for their son. Out of 35 listed properties in their criteria, (S. St. Paul, Woodbury, Maplewood, Eagan, Burnsville, Inver Grove Heights, Cottage Grove, N. St. Paul, Fridley, Columbia Heights), 9 are pending and 6 had multiple offers! OK, no big deal-go back to the 3 they liked, right? Wrong! All 3 sold since we saw them less than 24 hours ago! Although we do feel the foreclosure volume will be rising soon, the current inventory is low, which is causing multiple offers and raising prices on the half way decent homes. Gonna be a working weekend!
