      <title>MAAR Weekly Market Activity Report</title>

&lt;p&gt;For the week ending March 5, there were 717 signed purchase agreements, a decline of 11.4 percent from a year ago when the market was stimulated by the federal home-buyer tax credit. Over the last three months, there have been almost 900 fewer signed purchase agreements than during the same period a year prior.&lt;/p&gt;
&lt;p&gt;On the supply side, sellers brought 1,845 new homes onto the market, or 19.0 percent fewer than the same week last year. The three-month average pace of listing activity was 16.6 percent slower than it was a year ago.&lt;/p&gt;
&lt;p&gt;Despite the decline in supply, there are a few other metrics that indicate challenging conditions remain for sellers. The Average Days on Market Until Sale currently sits at 157, up 16.1 percent from a year ago. Similarly, the Percent of Original List Price Received is down to 88.2 from last year's mark of 93.2.&lt;/p&gt;
&lt;p&gt;In essence, in an environment where it takes homes longer to sell, sellers should be focused on proper pricing and preparation if they want a faster sale.&lt;/p&gt;

&lt;h5&gt;The Medina City Council Tuesday, Jan. 4, accepted a $25,000 matching grant from the Minnesota Twins Community Fund that will be applied to the first phase of installing lights at the Hamel Legion Park ball fields.&lt;/h5&gt;
&lt;br /&gt;&lt;br /&gt;Medina accepted the grant with the understanding that the city and the Hamel Athletic Association would need additional money to complete the ball field light project. One source of money might be a grant from the Hennepin Youth Sports Program. The city is planning to apply for an HYSP grant during the next application cycle.&lt;br /&gt;&lt;br /&gt;At the meeting, the City Council also took up other business. Here are some meeting highlights.&lt;br /&gt;&lt;br /&gt;&lt;/div&gt;

      <title>Market Report from MAAR</title>
      <description>&lt;p&gt;&lt;a id="wmar2" name="wmar"&gt;&lt;/a&gt;&lt;strong&gt;Weekly Market Activity Report&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;For the week ending November 6, the pending snow outlook worsened as the Pending Sales outlook improved. The 619 signed purchase agreements in the Twin Cities metropolitan area marked a 16.0 percent drop from the same week last year. That's the smallest decline since the week ending May 8.&lt;/p&gt;
&lt;p&gt;We do need to add some context to that piece of good news. We are not seeing an increase in sales activity this year so much as sales began to decline at this time last year. The post tax-credit demand vacuum will lose suction during the winter months but will likely reappear this spring.&lt;/p&gt;
&lt;p&gt;Potential sellers had a relatively busy week, listing 1,399 new properties on the market for a 10.6 percent increase over last year. That's the first significant increase in New Listings since the week ending April 24.&lt;/p&gt;
&lt;p&gt;Although inventory levels were 11.3 percent higher than last year at 25,257 active listings, the rate of increase appears to be slowing. The Supply Demand Ratio has reached 10.82, its highest level since December 2008. This means there are currently about 11 homes available per buyer.&lt;/p&gt;
