My name is Nancy Yang and I can help you achieve your goal! I speak Hmong, English, and Spanish as well so I can help explain the process in an easy to understand manner to you and your family.
The important people you will be working with are:
1. Realtor, who works for you to negotiate the best possible price on your new home
2. Loan Officer, who works for a bank or a loan broker to get you the best deal
3. Appraiser, who makes sure the home you are buying is worth the price you are paying
4. Loan Underwriter, who examines your income paperwork such as taxes, paystubs, and bank statements
5. Insurance Agent, who will insure your new investment
6. Loan Closer, who works for a title company who makes sure the seller who is selling the home has the right to sell to you.
The home buying process is:
1. Get a solid prequalification. Make sure your loan officer checks your income and credit score so there are no surprises later.
2. Narrow your search to the top 2 or 3 homes you would like to buy.
3. Write an offer with your realtor. Submit to seller and negotiate price.
4. Once offer is accepted, complete a property inspection which is optional but recommended at your own expense ($350-400).
5. Get any missing documentation to your loan officer. Financing takes about 30-45 days.
6. Title company does paperwork to close on home.
7. Sign at closing and get your keys!
The first 2 steps can really take a long time depending on how hard you look. You will help me find a home for you fastest if you follow the steps and instructions I give you so we can work together well.
