Who is Stephanie Gruver?

Stephanie Gruver has quite the story about how she became a Realtor. She likes to sum it up in two sentences:

"In the fall of 2009, I looked at my husband and annouced I'd like to quit my job in the worst real estate market since the Great Depresssion and sell real estate full time.  He calmly looked up from his MacBook and said ok - as long as it makes you happy, you'll sell a lot of houses."

And sell houses she did - 33 completed real estate transactions her first year alone as a full time agent, winning the Rookie of the Year and Listing Agent of the Year awards from her broker.  She followed up her rookie year success with 36 closed transactions in 2011, and 51 closed transactions in 2012!

Professional Interests

Stephanie gained a unique knowledge of first-time buyer financing and down payment assistance programs through her work with a local nonprofit housing developer.   Her knowledge base not only allowed her to help buyers attain homeownership, but in many neighborhoods it has helped sellers she was working with obtain a sale.  

Her interest in learning the basics of commercial real estate transactions allowed her to cross-over to bank-owned listings.  And her highly-regarded networking skills have helped many buyers obtain the property they desired without it even being on the market.

Stephanie treats her real estate career as her own small business, despite being with a well-known brokerage.  Like many small business owners, Stephanie writes a business plan each year and updates it in response to known and anticipated changes in the market.  Since her start in 2009, Stephanie has gone on to close nearly 100 real estate transactions.  She has successfully represented both buyers and sellers in today's market, with an emphasis on listings.  Stephanie says:

"Sellers need honesty in today's market.  They need to have a realistic plan to prepare their home for sale, and they need to know the true sale price of their home.  High-quality photos, complimentary staging and repair advice, and consistent marketing of the properties with broker opens, public open houses, reverse prospect searches, high-tech tools, and old-fashion networking are key to getting a home sold in any market.  If a client's goal is to buy the next house, we need to have a plan for how they will achieve their goals when there is often limited or no equity in their home."


Personal Interests

Stephanie bought her first house when she was 24 and she soon discovered she had a passion for restoring old homes.  Dreaming in the Dust is a favorite book she often recommends to clients in the process of restoring an old home. 

When she's not working on a house or her garden, she enjoys spending time with her husband, taking long walks with her dogs, and hunting for antiques at bargain prices.  And she has been known to read Reddit several times a week.

Personal Background

Stephanie graduated Summa Cum Laude from St. Cloud State University with a degree in Business Management. She spent her post-college years selling property and casualty insurance before going to work for a non-profit housing developer to assist with addressing foreclosures in her community.  Always interested in technology and digital photography, she converted to being a "Mac" person thanks to her husband, who is an Apple Certified systems administrator.
