Isanti County Flood Zones
FEMA has put much of Isanti County properties in so called Flood zones according to their online maps I am here to tell you that some of the properties are not in Flood Zones and never have been according to what I have experienced over the last month. Today Feb. 22, I am meeting with Channel 5 News reporter about what transpired. Along with the Isanti County Surveyor who completed our Flood Elevation Certificate.
A seller in Isant county was selling their home in a Flood Zone. The buyer purchased flood insurance for $2100 with a $5000 deductible. Could NOT close the transaction without a Flood Elevation Certificate. FEMA has no recordation of any Base Flood Elevations to complete the Certificate the correct way. The county of Isanti has no updated maps, has never done any studies in this specific area of the county so I went to the State level. After three weeks of research I finally got ahold of the State of Minnesota DNA Flood Plain Coordinator who asked what our Lowest Adjacent Grade was on Our Flood Elevation Certificate. That number I gave her...she told me that this property has never been in a Flood Zone and Never will be. But we still have to pay the flood insurnce until we send all of our information to FEMA to have them do a Letter on Map Amendment, which can take 30-60 days...once we have that the buyer for said property can discontinue his insurance and the previous owner can ask for 1 years rebate on his Flood Insurance.
